In today’s blog I wanted to talk about why I Love My Brokerage, EXIT REALTY SCV and Broker, Patrick Raach. So, I have given it much thought and come up with my 10 top reasons and here they are.
My Broker, Patrick Raach, has an open door policy. At anytime, if I have a question regarding real estate, marketing, technology, etc., I can walk into his office, discuss my quandary or dilemma and get solutions. My Broker and Administrator (Barbara Westover) support and embrace my Real Estate endeavors, often times offering ideas and suggestions to enhance them. What is happening in Valencia specifically? Well, from a week ago our inventory is down to 67 for the area. The total inventory for Santa Clarita Valley as of today (Sept. 7th 2012) is only 332 homes for sale.

The Real Estate market Statistics for Single Family Homes in Valencia is out for the month of July. Sales are way above last year level. Active listing inventory is well below last year and is lower than the months before. The market is outpacing our current inventory. The number of new listing for July in Valencia was 46, making the total active listing at 78.
There were 67 new opened escrow. And total closed escrows for the year is 307 averaging 130 days on the market with the Average Listing Price of $516,000

Time's Almost Up for Mortgage Debt Relief.
If you have been waiting (or avoiding) modifying your high mortgage to a more manageable payment, or applying for a short sale instead of being foreclosed on, this is the time to do it. If the stress of approaching your bank to ask for a modification or approval for a short sale had been just too much to deal with, get going before the year ends.
Why The Urgency?
The Mortgage Forgiveness Debt Relief Act of 2007 only applies to debt forgiven in calendar years 2007 through 2012. The process takes months and the next thing you know, we'll be at the end of 2012 with the act expiring.
What Does This Mean To You, as a Homeowner of a Principle Residence?
Let's say you owe $250,000 on your mortgage. You get approved for a short sale to sell your property for $100,000 and the bank forgives $150,000.
Under the Mortgage Forgiveness Debt Relief Act, $150,000 is written off by both the bank and the IRS. Come 2013 (unless the measure is extended), the IRS will view the $150,000 that the bank forgave as income and tac it in addition to your regular employment income. Simply put, it's rubbing salt into the wound.
